I help homeowners rework their floor plans and bring their ideas to life through 3D renderings—so they can move into construction with clarity and confidence, without losing the character of their home.
And I understand that character better than most. I don't flip houses — I restore them. For more than 20 years — first as a hobby, then part-time, and for the last decade full-time — I have managed 67 renovations including 29 full house renovations, reworking floor plans, directing contractors, and preserving the details that make old houses worth saving. My goal is always the same: modern comfort without losing the character that made you fall in love with the house in the first place.

Reworked Floor Plan
A strategic layout redesign that transforms how your home functions—and feels—
before construction begins.
This isn’t just a floor plan. It’s a collaborative, high-touch process that ensures your space flows perfectly, supports your lifestyle, and avoids costly mistakes. You’ll explore multiple layouts, refine your chosen plan with unlimited edits over two weeks, and see it come to life with 3D visualization. By the time construction starts, you’ll have confidence, clarity, and a plan that works in the real world.
Investment
$500 base fee + $2 per sq ft (includes 3D photo gallery and virtual walkthrough)
Example: A 200 sq ft kitchen rework = $900
Multi-room and whole-home reconfiguration projects involve a higher level of strategic thinking — how spaces connect, traffic flow, and how your home lives as a whole. These projects are reviewed and quoted individually.
Multi-room & Whole-Home Projects: $2,500–$5,000+
Complete the questionnaire to receive a custom proposal tailored to your project's scope and complexity.
Your 50% deposit secures your project spot.
Final payment is due after your 60-minute live editing session is completed.
What's Included:
- One 30-minute consultation to review your existing layout and renovation goals
- Two+ strategic floor plan concepts to choose from, tailored to your priorities
- Unlimited revisions to your selected layout within a two-week period via email
- One 60-minute live editing session to finalize key decisions
- Before-and-after dimensioned floor plans
- Final revised layout prepared for contractor pricing
- Cabinet layouts and wall elevations (when applicable)
- 3-D rendering gallery of the approved design
- Recorded virtual walkthrough of the space
Getting Started:
Once completed, you can begin preparing for your session by having the following ready:
- A measured floor plan (including windows, doors, fireplaces, etc.)
- Up to 10 current photos of the space
- Up to 10 inspiration images or a Pinterest board
- Your written objectives and wishlist
Materials must be submitted at least 72 hours prior to your consultation.
Important Notes
- I am not a licensed architect or structural engineer. All drawings are for design intent only and must be reviewed and approved by a licensed professional when required.
- Final measurements, structural modifications, and construction details must be verified by your contractor or licensed professional.
- Deposit secures your project spot and is non-refundable.
3-D Renderings

High-quality 3-D visualizations help you evaluate finishes, cabinetry, furniture placement, and scale—so you can move forward with clarity and confidence before construction begins.

Important Note
- This service visualizes your existing layout. Structural reconfiguration or floor plan redesign is not included. For layout changes, see Reworked Floor Plan.
- All measurements provided by the client must be verified by your contractor, cabinet maker, or licensed professional prior to construction or ordering materials.

Decide Which Service You Need
If you're confident in your layout and simply need a clear visual of the space to help finalize cabinetry and finishes, the 3-D Renderings is a great choice.
If you’re not happy with your current layout and nothing is off-limits including moving walls, you'll want the Reworked Floor Plan. Collaboratively we'll work together to create a strategic floor plan that you'll be able to visualize with the included 3-D renderings. This will allow you to have everything finalized before construction begins.

Proposal = Quote, Contract, Deposit, and Schedule 1:1
After your questionnaire is received, you'll receive a custom proposal including a service agreement and invoice for your 50% deposit. Your project is confirmed once the agreement is signed and the deposit is paid. Once confirmed, you'll receive a link to schedule your consultation and guidance on all required materials — we'll walk you through everything you need to provide.

Optional Add-Ons
Available for 3-D Renderings and Reworked Floor Plans
Take your design to the next level with optional add-ons that give you extra clarity, support, and flexibility. These services can be booked at any stage to help you feel confident and fully prepared as your renovation moves forward.
A fully personalized, step-by-step renovation roadmap built specifically around your project. Covers what to do, when to do it, and what to watch for in each space — so you move through construction with clarity and confidence. Typically 10+ pages of custom guidance drawn directly from your floor plan and renderings.
Cabinet Spec / Builder Sheet – $150–$300
A simplified but detailed cabinet layout document — including dimensions, configurations, and 3D visuals — formatted specifically for your cabinet contractor to review and quote accurately. Takes the guesswork out of the bidding process and helps you get apples-to-apples quotes.
Additional Working Session – $150–$250
Extra guidance on materials, finishes, fixtures, and design decisions at any stage of your project.
Post-Demo Plan Adjustments – $250–$500
Revised layouts when demolition reveals unexpected conditions that require rethinking the plan.
Optional add-ons can be booked at any stage—during or after either service—to give you extra clarity or support as your project progresses.
